2025 has been an extraordinary year of action and impact as we worked together to create community through affordable housing. It is almost difficult to believe that back in March, we broke ground on six new affordable housing units. Today, just months later, our first six families will have keys in their hands and a place to call home before the year is through.

Six units might not sound like much in a housing crisis this large. But for six families, it’s everything. And the speed at which we moved from dirt to doorways? That’s unheard of in affordable housing development. It happened because this community believed it could and rallied with financial support to make this happen.

But we didn’t stop at construction. We grew as an organization this year to better support the needs of our community. We attended conferences and learned from cooperative housing communities across the country. We partnered with Notre Dame Community Development Law Clinic to ensure the proper legal framework is in place between the Karwick Village Co-op and Homeward Bound Villages. We formed our first resident-led co-op board at Karwick Village, putting decision-making power where it belongs, in the hands of those we serve. And we published more than 100 blog posts to educate, advocate, and shift the conversation around affordable housing in our community.

None of this, not a single shovel of dirt, not one family housed, not one barrier removed, would have been possible without the generous support of our grantors and donors.

As we look toward 2026, we see more families waiting, more units needed, and more work to do. This coming Giving Tuesday, we’re asking you to help us keep building—literally and figuratively.
