We’re thrilled to announce that Phase 1 of Karwick Village cooperative housing is nearing completion, and we’re now preparing to move into Phase 2 of Karwick Village. Since breaking ground this past March, we’ve made incredible progress on La Porte County’s first affordable cooperative rental community.
Phase 1 Accomplishments
Phase 1 has successfully established the foundation for our community. Our team completed comprehensive site development, including excavation, sewer and water infrastructure, utilities, and paving across the 1.3-acre property. Two tri-plex residential buildings are nearing completion, ready for our first residents, who are expected to move in by the end of this year.
Each residential building spans 1,500 square feet and contains three 500-square-foot rental units, creating intimate living spaces within the larger cooperative community.
We will be celebrating the completion of these first two residential buildings with a ribbon-cutting in November. Stay tuned for more information on this exciting development.
Moving into Phase 2
As we transition into Phase 2, we’re beginning with our most important space: the community center. This 1,000-square-foot building will be the beating heart of our community, hosting co-op meetings, offering laundry facilities, and serving as the heart of cooperative life at Karwick Village. The remaining two tri-plex buildings will also be completed and ready for occupancy during Phase 2, adding 6 more units and up to 12 additional residents to Karwick Village. Our target completion for this work is 2026.
Karwick Village seeks to serve individuals with incomes below 50% of the area median income, ensuring this cooperative housing remains permanently affordable for our community’s most vulnerable residents.

With resident applications closing on September 30th, the resident selection process begins with the hopes of welcoming our first residents to Karwick Village this year. Our first-year co-operative board is in place to welcome our new residents as well as help them learn the role that they’ll have as residents of a cooperative community. 2025 has been a year of incredible transformation for this project.
