How to Apply
General Guidelines
Here are general guidelines for qualifying to live at Karwick Village:
- 2 Person household maximum
- Children are welcome
- All adult household members must live or work in La Porte County for the past 1 Year
- Generally, have income between $12,000-$34,000 (depending on household size).
- Demonstrate the ability to maintain an income of at least twice the monthly payment amount for the unit you have applied for (Rent Prices: $500 – 1 BR, $525 – 2 BR)
- Agree to participate in the Cooperative and abide by the Member Agreements
- Be willing to live small. All units are 500 sq ft., regardless of # of bedrooms.
- One 1BR Unit will be fully ADA accessible and compliant.
What is Co-operative Living?
Karwick Village isn’t just about providing affordable housing; this community is about building a true cooperative. Our mission is to build community through affordable housing. Residents at Karwick Village are more than tenants; each resident is a member of the Karwick Village cooperative, meaning they have both rights and responsibilities, participating in decisions that affect their home and their neighbors. Cooperative living requires commitment, collaboration, and a willingness to work together toward common goals. Each resident at Karwick Village is required to participate in the community cooperative.

About Karwick Village

Our Development Timeline & Vision
Karwick Village is currently taking shape, with construction underway since we broke ground in March 2025. We are anticipating bringing 6 units online in November 2025. There are 6 units in 2 tri-plex buildings, designed to accommodate households of 1-2 people, children included. All units are 500 sq. ft.. There are two-1 bedroom and four-2 bedroom units. One of the single bedroom units is fully ADA compliant with priority for a person with physical disability. These initial homes represent the beginning of our larger vision for a 12-unit cooperative community.
Thoughtful Design for Community Connection
Every aspect of our layout has been designed with the community in mind. Rather than facing outward toward the street, each unit opens inward to a shared green space at the heart of our development. This central commons naturally encourages residents to connect with their neighbors, creating opportunities for spontaneous interactions.
Room to Grow Together
Beyond individual housing units, our plans include a dedicated community building where residents can gather for meetings, social events, and shared activities. The cooperative will also have the option to develop additional community amenities based on residents’ interests, whether that’s cultivating a community garden, establishing walking trails, or other projects that emerge from the residents’ collective vision.
Future Expansion
As our community establishes itself, we’ll continue building to reach our full capacity of 12 units, creating a close-knit community where cooperative living can truly flourish.
