It seems like just yesterday, members of the community, donors, and supporters gathered on rare sunny Spring morning to help us break ground at Karwick Village. Since that March morning, work has been slowly coming along, and now we are at a point where we can share actual construction updates with all of you, one of our first updates as we bring Karwick Village from a blueprint to a reality.
Here’s What’s Happening at Karick Village Since We Broke Ground In March:
Footings for our first three units are in: The concrete footings have been excavated, formed, and poured at the base of the foundation. These footings are wider than the foundation walls and sit below the frost line to prevent shifting from freeze-thaw cycles. They distribute the weight of the entire structure across a broader area of soil, providing crucial stability.
Foundation walls for our first three units have been poured: The concrete foundation walls supporting the entire structure have been successfully poured on top of the footings and are now curing. These walls extend from the footings to ground level. This milestone means the structural foundation system is complete and ready to bear the house load above.
Coming up: underground plumbing and slab for the floor of the first three units. The next phase involves installing the plumbing lines that will run beneath the concrete floor slab. This includes water supply lines, drain lines, and sewer connections that must be positioned precisely according to the floor plan before concrete is poured. Once the underground plumbing is installed, inspected, and approved, the concrete floor slab will be poured. This slab will be the foundation for the unit’s main floor and must be level. The timing is critical since plumbing changes after the slab is poured require expensive concrete cutting and repair.
We have worked so hard as an organization to get to this point with community support. With this important groundwork nearing completion in our first of four residential buildings, framing will begin within the next couple weeks. Soon, when you drive past Karwick Village, you’ll see the units being framed out!
